All Lot Owners Meeting 2018-12-13

It’s that time of year again!  Our Annual All-Lot-Owners meeting will be at Merriam City Hall 9001 W 62nd St. Merriam KS 66202 on December 13th at 6:30 PM Central Time.

The location is basically right up the street from IKEA.  Park between City Hall and the police station and come in the main doors.  Stairs and an elevator will take you upstairs to the community training room we have booked.

The Annual All-Lot-Owners meeting is the most important meeting to attend as a lot owner. 

We will have updated copies of the Indexed Contact Map with new homeowner names and contact information.  If you want to update your own information before it is printed, contact Billy or email Feedback@TimberRidgeVillas.com ASAP.

This year, board-members Billy and Mike are up for re-election.  If you’d also like to run for a board position, please announce your candidacy to the neighborhood on Everyone@TimberRidgeVillas.com.  No amendments are drafted to be voted on.

Please RSVP for the meeting, and choose your proxy, in case you can not make it in person that night. If you can not, or choose not to use the proxy form above, send an email Feedback@TimberRidgeVillas.com stating your proxy choice.

If you’d like a topic covered at the meeting, please let us know when you RSVP and we will add it to the agenda.

Additionally, the next regular Board Meeting

will be one week later, on Thursday, 2018-12-20 at 6:30PM Central Time at Antioch Library at 8700 Shawnee Mission Pkwy, Merriam, KS 66202.  Residents are welcomed to attend board meetings as well, though there is nothing or lot owners to vote on.

  • Minutes, Finance, AC Requests, and Bylaws reports.
  • Schedule next board meeting.
  • Selection of named officers for following year.
  • Followup on issues raised at All-lot-owners meeting.
  • Decision on Sprinkler blowout coverage.
  • Decision on Security at Entry project.

 

Board Meeting 2018-11-15

Our next board meeting will be at the Johnson County Central Resource Library at (New meeting location) 9875 W 87th St. Overland Park, KS 66212, on Thursday, November 15th, 2018 at 6:30pm.

Agenda will be updated here 5 days before meeting, but so far includes:

  • Approval of minutes of last meeting
  • Financial Update
  • Architectural Committee Update (Review of requests and changes since last meeting)
  • Bylaws Reports (Review of reports received from lot owners and actions taken)
  • Fall Cleanup
  • Planning the Annual All-Lot-Owner meeting
  • Security at entry project
  • Neighbor interest in HOA-provided sprinkler maint.

HOA Board Meeting 2018-08-08

The HOA board will be meeting on August 8th at the public library at 8700 Shawnee Mission Pkwy, Merriam, KS 66202 from 6:45-8PM.  Agenda to include:

  • Approve minutes of last board meeting
  • Financial Report (Review of balances, expenses, revenue)
  • AC Report (Review of requests and changes since last meeting)
    • Deck Stain
    • Deck Extension/Stairs
  • Bylaws Reports (Review of reports received from lot owners and actions taken)
    • Overnight Street Parking near entry
    • Garage Doors, Sellers Agent
  • Entry monument lettering repair
  • Maintenance around ‘Exhibit A’ (NE retaining wall)
    • Schedule completion of work.
    • Weeds have returned.
  • Motion that AC may at its discretion recognize trellises to not be fences, and thus trellises not subject to fence restrictions in the bylaws.  (Deferred from last meeting.)
  • Landscapers
    • Quality trends.  Routing of lot owner feedback through board.
    • Chemical applications
    • Fake rock / cover, Reason required
  • Grass Seed Distribution idea
