Annual All Homeowner’s Meeting Wed 2020-12-09

It’s that time of the year again folks.  ALL Timber Ridge Villas LOT OWNERS will be meeting on Wednesday, December 9th 2020, at 6:30pm to discuss annual business and elect board members for the next two years.

This year, for everyone’s favorite reason ending in “ovid”, we will be meeting via Zoom. Please join the meeting before 6:30pm as we will take roll at 6:30 verbally. If you’ve never used Zoom before, consider joining 30 minutes early to fix any technical problems before we begin.

If you cannot attend live, please declare your proxy (the person who will attend in person and vote in your place) ASAP, to or to Trish, our Secretary, in writing.

We’ll have a review of our finances and budget. How much money comes in from dues, how much goes out in services, and what level of contingency funds we maintain.

There are no amendments to vote on this year. (Though we’re always open to hear what people want to change if there’s consensus on the matter)

This year, Billy and Mike’s terms are coming up for renewal. Neighbors will vote on who will serve the next two years in those terms. Neighbors may choose two names of residents who want to be on the board, and the two most chosen names will win.

We additionally have TWO HOA Board vacancies to fill in January. If you’re interested in serving on the HOA board, get in touch with an existing board member to ask questions about the role, and announce your interest on so the neighbors know about you.

Our boardmember Chris is moving soon, and Denise is retiring from the board as well at the end of the year. Their terms run until the end of 2021, so the board will choose who will serve the remainder of those terms at the next board meeting, which is on the 10th of December. But the all homeowner’s meeting is a good opportunity to announce your interest or ask questions about what’s involved.

Voting will be done by voice in the zoom, and votes written down and tallied on screen.

Last year the city approached us with a potential developer wanting to make a parking lot out of the residential lot to our East. We solicited neighbor feedback and gave it to the city and developer; and that developer never moved forward with their plans in no small part because Timber Ridge residents didn’t want it to go forward.

The All homeowner’s meeting is December 9th at 630pm. And then there will be a board meeting on the 10th at the same time for the board to choose named officer positions and decide on any business brought forth by the residents at the all-homeowner’s meeting that requires investigation to address.

2020 has been a trying year in many ways, but I’ve been happy to call Timber Ridge Villas my home, and to call every one of you my neighbors. I genuinely hope you’ve enjoyed your Thanksgiving holiday, and I hope to see every one of you at our Annual Meeting, via Zoom on Wednesday, December 9th at 6:30pm!

Switching to KC Disposal Nov 1st

From time to time, we’ve had some neighbors interested in yard waste pickup, and more so this year than years past.

TRV HOA Board member Chris B. took on the project of investigating hauler options this year (give him your thanks for his persistence!) and I’m proud to report that I’ve signed the agreement for Timber Ridge to switch to KC Disposal effective November 1st.Trash Pickup day will become Monday Morning.

KC Disposal will be providing the same service at the same price as WM, PLUS yard waste pickup, at the same cost!
So no dues changes were needed to satisfy this resident desire, even long term!

You spoke, your HOA listened, and we have better service now at no additional cost!

Our last pickup by WM will be next Wednesday, October 28th.  After Wednesday, please leave your empty trash cans at the curb for WM to pick up Thursday or Friday.

KC Disposal will be dropping off their cans soon.  When they do, please take those inside.

Also: KC Disposal also has different size options for their trash carts!

  • 65 gallon is the default size of what you will get for trash and recycle and what most residents have today.
  • 95 is available for a $5/mo upcharge you would pay to KC Disposal
  • 35 is available at no extra charge if you have low trash volume and want more space in the garage.

If you have any preferences other than 65 gallon, let Chris (In CC) know ASAP please.
Merriam Ordinance and TRV Bylaws both require that trash cans be stored out of public view when not out for collection.   In our neighborhood that amounts to being stored in the garage other than putting them out the night before, and bringing them in during the day of pickup. 

I know I’ve asked a couple folks to keep their cans inside recently, so sorry to come right back and tell you to leave them out on the street for pickup next week.  But I hope this upgrade will be well worth the work that’s been invested in it so far.

Election-related Yard Sign update

I know we’ve shared in the past our bylaws’ limitations on yard signs.

Recently, one very astute Timber Ridge neighbor found Kansas state law KSA 58-3820 from 2012. Our bylaws were more restrictive when the developer wrote them in 2008, but this state law is clear that it applies to us and it voids the bylaw that restricts political signage

The board has discussed this law, and we agreed that our previous 21 day limitation is overridden by this state law.

So I wanted to update you all for the record, and let you know it is now 45 days prior and 2 days post, that political signs may be posted.

Please remain careful not to obstruct mowers on mowing day. As always, the mowers will not be responsible for damage to signs and may skip areas full of them which will require the homeowner to trim grass manually in those areas.

The next TRV HOA Board meeting will be held COMPLETELY ELECTRONICALLY via Microsoft Teams. Same time as always (6:30pm) on Thursday, October 22nd.

Our bylaws do assume that we will ‘choose a location’ for board meetings, and announce such a place. To satisfy that requirement, I chose the courtyard of Antioch Library at 8700 Shawnee Mission Pkwy, Merriam, KS 66202. Our bylaws also permit all persons to attend board meetings remotely via electronic means. All board-members will be attending remotely. Please connect via Microsoft Teams.
